YPA Northcote opened for business on the 28th May 2010 and became the 11th office to join the YPA network.

Muscular Dystrophy Fun Run
On Sunday 21st February 2010 the YPA group was again the major sponsor for the Muscular Dystrophy Foundation Fun Run held at Albert Park Lake.
YPA is proud to support such a worthy cause which may assist in enriching the lives of those who suffer from this debilitating disease.
Approximately 500 people participated in the activities on the day which included a walk, run or stroll around the lake, fun and games for all children and a well earned barbeque and refreshments for all who attended.
In all $46,562 was raised for the foundation and YPA is pleased to have played its part in contributing to this great result.

Special Olympics
YPA Estate Agents is proud to have been one of the major sponsors for the Victorian Special Olympic Team in 2010.
YPA has for some time established a policy of Social Responsibility and uses all its endeavours to assist the local community in any way possible. The policy was established to support the communities who have supported the YPA network through the buying and selling of their real estate property.
The Victorian Special Olympic Team consists of mentally handicapped athletes who are attempting to reach the pinnacle in their sport and to represent their country at the Special Olympics to be held in 2012. These young people are anything but handicapped in their determination and desire to reach their goals.
As major sponsors YPA through its network raised $7869.00 so representatives of the Victorian team could travel to Adelaide to compete in the National Championships in April this year which are also the selection trials for the World Championships 2011.
The competition will feature all events contested at Olympic Games.

YPA Extravaganza 2009
YPA celebrated the end of the 2009 trading year with a gala event held at the River Room at Crown Casino on Wednesday 23rd December 2009.
180 people attended the celebration and what an achievement for an organization which has operated for a little more than 2 years and has just opened its tenth office. YPA is establishing a united culture through such events which will create solid foundation and strength for future growth. The most impressive sight on the night was the cohesiveness and camaraderie of the YPA people.
The event also included the YPA Network Awards and Sales presentations for the top performers in the network for 2009. Such awards are essential to reward top achievers and motivate those who came close to winning awards. Seventeen awards were presented in total and trophies presented to our winners by business partners and sponsors of YPA. A grand total of $7000 was raised on the night to support this cause.
Last year YPA supported the Muscular Dystrophy Foundation and in 2009 also provided generous donations to the Black Friday Bushfire Appeals.

YPA Thomastown New Owners
YPA Estate Agents is pleased to announce that the YPA Thomastown office is now under new management.
Since September 2009 Bianca Horvat and Maneesh Sharma have jointly become proprietors of that real estate business whilst maintaining to carry on the YPA banner.
After commencing their respective real estate careers some 4 years ago Bianca and Maneesh are well equipped to operate and manage the business of YPA in Thomastown. Both worked with great success for the past 2 years at the YPA Taylors Lakes office and were involved managing various aspects of that business.
Bianca is one of the youngest members of the team but her love and passion for real estate has seen her career in this industry take giant strides in a very short time. An accomplished Auctioneer Bianca filled second place overall in the REIV Auction competition 12 months ago and has continued to maintain a high standard in this aspect of her business by winning the YPA Auction Competition late last year. Bianca is dedicated and adds a caring nature to her role as a real Estate agent which has enabled her to become one of the best operators in the YPA network with a huge network of clients all over Melbourne.
Maneesh has also had a very successful career being the most successful sales agent in his previous position with YPA. This success has now allowed Maneesh to become a business owner and operator at the Thomastown office. Maneesh has demonstrated exceptional sales skills and is an outstanding negotiator always seeking the best result for his vendors and purchasers. Melton Festival
On Saturday 7th November 09 the annual Melton Festival was held through the closed streets of the town. The town was vibrant with parades and street stalls of all descriptions mixing with the public and taking part in the event.

Staff and management at the YPA Melton supported by our team from Taylors Lakes office manned our YPA street stall and joined in celebrations with the community of Melton and surrounding regions. Ladies day at the races was never brighter than when our support team from YPA Taylors Lakes and YPA Melton Offices arrived at the Flemington races to celebrate Oaks Day. Historically Ladies day at the races, Oaks Day provided our staff members the opportunity to really display their style and energy as they dressed for the event in the most recent and delightful fashions.

Skirmish
In recognition of recent record months and exceptional service to clients both vendors and purchasers the sales teams from YPA Taylors Lakes and YPA Melton offices were rewarded with a day of skirmish activity. The event was conducted as a competition between Melton office versus Taylors Lakes office and the winners were the participants who have worked hard in recent months to bring success to their customers and their offices.
At YPA we consider such event as essential to maintaining and building the confidence of our team and to boost morale within the organization. Obviously all participants had a great day and the opportunity to refresh was accepted with enthusiasm.
We are certain this will also generate a more positive and enthusiastic approach when our team deals with our clients.

YPA Novice Auctioneer Competition 2009
In October 2009 YPA Estate Agents conducted its second Annual Novice Auctioneer Competition.
After many weeks of training and practice the competitors are now ready to perform and conduct auctions on behalf of the YPA Network and for the clients they represent. In order to demonstrate these new skills each novice is required to conduct an auction before their managers and peers and this occurred last Tuesday at the Lakeside Reception Centre in Taylors Lakes. More than one hundred members of the YPA network attended the meeting to view the performance of the new Auctioneers.
Contestants are required to demonstrate all the skills required to conduct a public auction and are judged on several criteria‘s including:
Composure
Skill
Bidding Control
Articulation
Knowledge of the Auction Laws and Rules
A winner is selected on the night by the judging panel and announced at the YPA Awards Presentation night in December.

YPA Nique Stewart Renegade Success Training
YPA Directors and Senior Managers attended the Nique Stewart training seminar on the 30th September 2009.
Nique is one of the most successful real estate trainers in Australia and delivered an insight on his experiences and success in the industry.

Bianca Horvat - Novice Auctioneer Winner
In the field of 8 (seven males) Bianca Horvat won the inaugural YPA Estate Agents Novice Auctioneer competition. The competition was fierce but Bianca kept her composure and delivered an outstanding performance. A panel of three independent judges were thoroughly impressed with all the competitors. It was really a showcase of future stars in the real estate industry. "Our network is growing at a fast rate therefore it is imperative that we keep our staff trained consistently" Mr Amore said. Bianca was very honoured to make YPA history firstly in winning the award and secondly for being female and winning. Well done Bianca Horvat.

On the 15th of October, 2008, was a very special day for YPA Estate Agents. Only 18 months after its conception the hard working efforts of the young and dynamic team at the Taylors Lakes Office has won the very prestigious Brimbank Leader Awards for Real Estate Agency of the Year. Sam Amore Group Manager said "it was great to be recognized as a leader in the real estate industry and even though there are around 13 agents working this area to be Number 1 is sensational. YPA Annual Awards & Christmas Function
In December the YPA Estate Agents Group celebrated its inaugural awards and presentation night.
The event was held at Crown Casino's River Room and was attended by more than 150 members of the organisation together with business partners and guests. Goodwill and harmony filled the room and created a great atmosphere which prevailed throughout the evening and during the presentation of the awards. This was further highlighted by an impromptu charity auction to support the Muscular Dystrophy Association which raised over $10,000 and again demostrated the goodwill of the evening. YPA does have a short history but we are proud of what has been achieved as are all the principles and staff members who make up the organization. We are very positive about 2009 and it is nights such as our awards night which will develop history and good culture within the ypa network. RBA Says Housing to Resist Implosion
The Australian housing market is in better condition than many people think according to the Reserve Bank's head of economic analysis, Anthony Richards in a speech in Sydney yesterday and the banks latest financial stability report released yesterday. Mr Richards said the 4% cut in the official cash rate has played a big part in making homes more affordable and in turn that had flowed from the large decline in home mortgage rates. "It is quite clear that purchase affordability has recently improved significantly in Australia" Dr Richards told the fourth annual housing congress. "The recent sharp improvement in housing affordability clearly mostly reflects the sharp fall in mortagage rates over the past year. Dr Richards said standard variable housing rates had fallen by 3.75% and the average of interest rates paid on all housing loans including fixed rate loans had fallen by about 2.65%. He did warn however that some loan being written now may turn sour but not to the extent seen in the US. Dr Richard said potential buyers need to carefully consider their own circumstances including whether they will be able to continue servicing their loans if mortgage rates were at some point to begin to more normal levels. Dr Richards listed three factors which would support the local housing sector in the downturn... "First the recent falls in the cash rate are having positive effects on the economy and the househole sector, and have contributed to a significant improvement in househol cash flows and in measures of housing affordability for people paying mortagages or contemplating home ownership" "First the recent falls in the cash rates are having positive effects on the economy and the household sector, and have contributed to a significant improvement in household cash flows and in measures of housing affordability for people paying mortgages or contemplating home ownership" "Secondly although home building is likely to remain weak in the near term there are a number of factors which should support activity in the 12pxterm, providing stimulus to the broader economy." Banks Fail To Pass On Interest Rate Cut!!!!!
In a move that has created outrage throughout the community, politicians and the financial sectoe only the ANZ and CBA have said they will pass on a small portoion of the Interest Rate cut delivered by thr RBA on 7th April 2009. ANZ and CBA will reduce their rate by 0.1% which is less than half of the cut handed down by the RBA. In an unprecedented decision NAB will give its Home Loan customers nothing from the last interest rate cut of 0.25%.and at the time of writing Westpac is yet to decide what it will do??? Prime Minister Kevin Rudd and Treasurer Wayne Swann condemned the announcementby NABand also that of the other banks saying "many Australians will see this as a slap in the face for people who are working hard to service their mortgages during this global recession". It s interesting to note that for many years people started to move away from financing their mortgages with the major Banks. Poor service, high fees and higher interest rates being the major reasons. When non bank funders were hit hardest by the global economic crisis the major banks worked hard to restore the market share lost over the years to non-bank funders. It now appears after they feel they have secured most of the mortgage business the banks see no reason to pass on rate cuts which will benefit their customers. Will we again see a move away from the banks in the not too distant future as far as mortgage loans are concerned?
